UNIT POLICIES
Obligatory Mid Season* and High Season*: Dinner package compulsory or half board compulsory
Included in the weekly rent: breakfast with extensive buffet, mid-weekly cleaning of the apartment with change of bedlinen and towels, final cleaning.
Dinner Package: 3 dinners with tasting menu, 1 of which with live music, 1 with guided wine tasting
Adults: 125,00 Euro per person per week, exclusive of beverages
Children (5-10 years) with children's menu 60,00 Euro per child per week, exclusive of beverages
Half board (lunch or dinner), only weekly, inclusive of 1 dinner with live music and 1 with guided wine tasting:

General Terms and Conditions
Rental Contract
This rental contract is drawn between Borg il Poggiaccio and the undersigned renter. Italy-Travel acts merely as a booking agent between the renter and the above mentioned agency for the purpose of effectuating the contract and collecting the rents. A contract will exist once the renter receives our confirmation invoice.
Booking
Only a written booking is valid. Bookings are only secured once the booking form is filled out and a deposit of 20 % is received within a week. If the deposit is not received within the allotted time period, as authorized representative, Italy-Travel has the right to withdraw from the contract. In this case the client will incur a cancellation-fee based on the Cancellation fee table, with a minimum of 10 % of the rental price, whereas the client is free to prove that a lower damage was caused. The remainder of the total rental price must be payed at the spot at the arrvial per credit card or cash
Prices
The rental prices are weekly prices. Additional costs for electricity, gas, water, bed linens and towels are included in the rental price. Payment for the end cleaning must be paid on location prior to departure. Telephone and all requested extra services if not explicitly included in the total rental price, will be charged separately.
Liability
The liability in this agency agreement is limited to intent and gross negligence.
Notice
The renter is made aware of, that particularly in the case of the lessor, his liability is also solely limited to intent and gross negligence.
Cancellation by the lessor
The lessor can cancel the rental contract, with Toscana Landhäuser acting as its representative, prior to the start of the rental period or during the rental period:
a) Without respecting the notice period, when the renter does not follow the contract guidelines, and despite warning disturbs or through his conduct is a danger to others or acts in any other manner against the rules stated in the contract.
b) Without respecting the notice period, when the rental as a result of an Act of God or a strike is made more difficult, dangerous or unpeaceful.
If the reason for canceling is a) then the rental costs are not due. If the lessor cancels because of b) prior to the start of rental period, the paid monies will be reimbursed to the renter and no further claims can be made. If the lessor cancels because of b) after the arrival date
Responsibility of Renter
It is the obligation of the renter to treat the vacation house, inclusive of its furnishings, in a careful manner and to leave it in perfect condition. The renter is liable for the damages he caused and for those of his guests. Should damages occur, they are to be reported and paid for.
Occupancy
The maximum occupancy which is indicated on the booking is to be strictly observed. Exceptions are only granted directly from the property owner. Children under 2 are not counted into the total number of guests.
Shortcomings
Should shortcomings/defects be noticed in the vacation property, it is the duty of the renter to report those to the owner or agent within 48 hours to allow sufficient time for those to be remedied. Claims made only after the property is vacated, will not be considered. If a property is vacated prior to a written documentation of the shortcomings/defects, no claims payment will be made.
Arrival and Departure
Arrival and departure day is Saturday. The arrival should take place between 16.00 and 20.00, the departure between 8.00 and 10.00. Special arrangements can only be handled through the office of Toscana Landhäuser and the owner.
Other
The vacation property is in private ownership and is individually furnished for personal usage.
The furniture and furnishings meet the typical standards for the country and all aspects will not meet the expectations of German quality. In Particular, claims for water and electricity outages will not be honored. The lessor is responsible for returning the property in good condition.
Cancellation
a) A cancellation of the rental contract is only accepted in written. For cancellations, the following cancellation fees apply:
From time of reservation up to 51 days prior to arrival date: 30%
50 days to 31 days prior to arrival date: 50%
30 days to 11 days prior to arrival date: 70%
10 days prior to arrival date: 100%
No show: 100%
It is the prerogative of the renter to render proof for lower damages.
b) Up to the 43rd day prior to arrival date, if the renter requests a change in the booking related to the arrival date or the length of stay, it is at the discretion of Toscana Landhäuser to levy a fee of € 30. Rebooking which occur after the 43rd day prior to the arrival date will be treated as a cancellation and a fee according to the cancellation fee table will be charged and, a new booking will be made. This rule does not apply if the costs arising from the changes made in the booking are minimal.
